Ivan Barratt, CPM
Founder & CEO
Ivan is an active member of the Young Presidents Organization, Entrepreneurs Organization, and the National Multi-Housing Council. Ivan serves on the Executive Board of the Indiana Apartment Association and is a member of The Penrod Society, a not-for-profit arts organization.
He enjoys public speaking and has been on countless podcasts discussing real estate, entrepreneurship, and personal growth. Ivan lives in Carmel, IN with his wife and three children.



Adam Ehret
President & COO
Since 2015, Adam has led the BAM Companies to become an operations-focused firm that delivers proven performance through calculated risk management, forward-thinking strategy, and maximized returns. Prior to partnering with Ivan Barratt, Adam worked as a multifamily investment broker for Cushman & Wakefield.
An active member of his community, Adam currently serves on the Board of the Indianapolis Legatus Chapter, and is the Chair of St. John's "Preserving our Heritage, Inspiring Hope" Capital Campaign. He formerly served on the Board of the San Damiano Scholarship Program (Marian University), and the SON Foundation.



Kylee Kurtz
Accounting Manager
Kylee oversees accounts payable, utility accounting, reserve disbursements, and renovation accounting.
She works closely with the BAM Companies' lenders, auditors, and other third-party consultants to support the financial reporting needs of the $450M portfolio of multifamily assets.
Kylee is involved in the preparation of internal company financials and assists with investor accounting and distribution processing.
With over 10 years of onsite property management experience prior to joining the department, Kylee brings invaluable expertise and professionalism to the team.



Jayce Everling
Director of Operations (HQ)
After receiving his Bachelor’s of Business from the Kelley School of Business Honors Program at Indiana University-Purdue University Indianapolis, he began his career at the BAM Companies in July 2020. During his work experience prior to coming to BAM, he was able to cultivate a variety of experiences in retail, higher education, operations, and team leadership. In May 2023, he graduated with his MBA and holds a SHRM-CP certification as of December 2021.
As Human Resources Manager, Jayce is responsible for the hiring, development, training, compensation, and workplace culture of the BAM Companies's impressive roster of talent. Responsibilities include sourcing individuals to join the BAMFAM, working with employee groups in an effort to implement new policies and procedures, creating meaningful opportunities for teams, and anything else that involves employment. Since joining the company, he has continued to grow and was promoted in May 2023 as the Director of Operations, which now includes oversight of administration and information technology as well.
Jayce is thankful for the opportunity to work with such incredible, motivated, and insightful individuals every day, and is excited for the future that BAM has in store.

Construction Manager
Paul specializes in apartment renovations but will gladly take on any task needed to fulfill the needs of each project. Paul's level of experience makes him BAM Constuction's go-to for unique or difficult projects.
When not working, Paul enjoys the outdoors, skateboarding, playing basketball, video games, and spending time with his two daughters.

Ivan Barratt is a 20 year veteran of the real estate industry and currently serves
as founder and CEO of The BAM Companies. Ivan is a multifamily owner, fund manager, and syndicator who specializes in large apartment communities in the Midwest. Since 2015, he has raised nearly $700M in equity and acquired well over 5,900 units. He has also grown the BAM Companies to a three-time Inc 5000 Best in Series private equity and management firm. Today, Ivan focuses
his time on equity finance, acquisitions, and company strategy.

Adam Ehret directs acquisitions, debt financing, and asset management for BAM's principal activities. With 20+ years of real estate experience and over $1 billion in transaction volume, Adam identifies value-oriented, institutional-quality real estate investment opportunities.

As a Senior Accountant at the BAM Companies, Kylee is responsible for the full suite of portfolio accounting functions.

Jayce Everling brings his human resources degree, passion for people, and experiences from various industries to the BAM Companies team.
After receiving his Bachelor’s of Business degree in Management, Human Resources, and International Studies from the Kelley School of Business Honors Program at Indiana University-Purdue University Indianapolis, he began his career at the BAM Companies in 2020. During his work experience prior to coming to BAM, he was able to cultivate a variety of experiences in retail, higher education, operations, and team leadership.

Responsibilities include sourcing bright and kind individuals to join the BAMFAM, working with employee groups in an effort to implement new policies and procedures, creating meaningful opportunities for teams, and anything else that involves employment.

Buddie Nichols
Project Manager
Buddie Nichols joins BAM Construction with over 20 years of relevant experience. In addition to overseeing the daily operations of the construction team and contractors, Buddie also focuses on renovations and special projects.
With his extensive experience in commercial real estate maintenance and construction, Buddie is able to work directly with the on-site property management team, as well as residents, to deliver a quality on-time product that meets BAM Construction standards. Buddie’s specialization in renovations and painting projects makes him a natural fit for Project Manager.
In his free time, Buddie likes to go on trips with his kids and also spend time outdoors animal watching, disc golfing, fishing, and tending to his flowers and carnivorous plants.

Paul Manawat has over 20 yrs experience in residential and commercial construction. He started his career with BAM Construction in 2015 doing maintenance for scattered sites. Since then, Paul has quickly proven to be a valuable part of BAM Construction and is currently Construction Manager.
Paul specializes in apartment renovations but will gladly take on any task needed to fulfill the needs of each project. Paul's level of experience makes him BAM Constuction's go-to for unique or difficult projects.

BAM Construction History
THE BEGINNING
BAM CONSTRUCTION BEGAN
Jerry Hyatt, now VP, Maintenance & Construction, was doing one-off projects on houses. Then, he saw more profit could be made by doing renovations in-house.
2015
Growth & Expansion
First Big Renovation
BAM Construction was expanded in order to bring in more revenue. In September 2016, the first big renovation started at LGVC Apartments in Indiana.

Hiring Key Individuals
In order to continue growing, additional employees joined BAM Construction. This doubled the workforce including Construction Manager, Paul Manawat, and Renovation Specialist, Derek Gale.

Is Founded
Barratt Asset Management, which will become The BAM Companies (BAM Management, BAM Construction, and BAM Capital), is founded by Ivan Barratt. Starting in Property Management, Barratt Asset Management managed smaller deals and houses with quiet growth.
2010
BAM Secures
First Acquisition
Woods Edge in Muncie, Indiana becomes BAM Management's first large property with 112 units.
2014
Growth leads to
Key Hires
Key Hires: Emilee Meyers was brought on as Accounting Manager as BAM Management was growing and needed additional bookkeeping help. This position would become Vice President of Finance.
Jerry Hyatt was brought on as a Senior Maintenance Supervisor to oversee the growing maintenance team. This role would become Vice President of Maintenance and Construction.

Building A Portfolio
BAM begins building portfolio by acquiring White River Village in Anderson, IN and Lexington Green/Villa Capri in Speedway, IN.
BAM Management expanded headquarters and operates out of Downtown Indianapolis.

Catherine Azar was brought on as Regional Property Manager to oversee expanding portfolio/team. This role would become Vice President of Property Management.

BAM acquires
First Out Of State Property Acquisition
BAM Management acquires Oakdale Square (200 units), Walnut Manor/Fox Brook, Abbey Court (250 units), and Mad River (302 units). Mad River becomes the largest acquisition to date and it the first out-of-state asset.
2017

BAM Management acquires Fountain Parc (241 units), Gateway Crossing (160 units), Nantucket Cove (240 units), and Carmel Woods (314 units).

BAM acquires The Reserve (158 units) and Greenfield Crossing (272 units).
